Fuller Gilbert & Company is looking for an experienced and ambitious Lettings Negotiator to help significantly grow our South Kensington lettings business. This is not simply a role conducting viewings from an existing property register. We want somebody who wants to help build the register.

Working from our South Kensington office at 38–40 Gloucester Road, you will operate across South Kensington, Kensington, Chelsea and surrounding Prime Central London markets.

Hours: Monday – Friday 9.00am to 6.00pm / Saturday 10.00am to 4:00pm (as rostered)

Salary: £25,000 - £30,000 | £70,000+ OTE | Uncapped Commission

We are looking for a motivated and professional Property Lettings Negotiator to join our team and help us continue to deliver high-quality service.

The Role:

The successful applicant will be responsible for managing the lettings process, from marketing properties and conducting viewings to negotiating contracts and ensuring smooth transitions for tenants. The ideal candidate will have excellent communication and customer service skills, with the ability to build strong relationships with clients, helping Fuller Gilbert increase its Prime Central London market share.

You will be responsible for:

• New Instructions: Generate, value, progress and onboard new instructions
• Relationship Engagement: Prospecting for new landlords/developing relationships with existing and new landlords
• Property Listings: Advertise available properties through various platforms, ensuring accurate and attractive listings.
• Conduct Property Viewings: Schedule and conduct property viewings for prospective tenants, highlighting the features and benefits of the property.
• Tenant Sourcing: Qualify, register, and maintain a database of applicants. Screen and vet potential tenants, ensuring they meet all necessary criteria. 
• Progressing Pipeline: Develop existing opportunities and maximise their forward progression 
• Negotiating Offers and Tenancy Agreements: Negotiate offers for propertties, lease terms, and facilitate the signing of tenancy agreements.
• Client Liaison: Act as the main point of contact for landlords and tenants, providing updates and resolving issues as they arise.
• Market Research: Stay informed of market trends and rental prices to provide advice to both landlords and tenants.
• Property Management: Coordinate property maintenance requests, ensuring that issues are addressed in a timely manner.
• Compliance: Keep up-to-date with the latest legislation and ensure that all property and tenancy processes comply with current legal and regulatory standards.
• Administrative Duties: Maintain accurate records of all transactions, correspondence, and documentation related to the letting process.

Additional Responsibilities:

• Develop and grow market share and the Fuller Gilbert brand.
• Identify new opportunities & business.
• Assist negotiators on properties where you have the relationship with the Landlord.
• Cross sell / refer across the business.
• Create local business relationships and build Fuller Gilbert’s reputation.
• Develop and maintain a close working relationship with the sales department.
• Encouraging repeat business and recommendations by clients

Ideally you will already have experience within South Kensington, Kensington, Chelsea or the wider Prime Central London lettings market.

Package: £25,000–£30,000 basic salary, £75,000+ realistic OTE with uncapped commission.
