Location: Kensington
Job Type: Full Time
Hours: Monday – Friday 9.00am to 6.00pm / Saturday 10.00am to 4:00pm (as rostered)
Salary: Competitive + Commission Structure
Reports To: Lettings Manager

We are looking for a motivated and professional Property Lettings Negotiator to join our team and help us continue to deliver high-quality service.
Job Summary:
The successful applicant will be responsible for managing the lettings process, from marketing properties and conducting viewings to negotiating contracts and ensuring smooth transitions for tenants. The ideal candidate will have excellent communication and customer service skills, with the ability to build strong relationships with clients.
Key Responsibilities:
- New Instructions: Value and onboard new instructions
- Property Listings: Advertise available properties through various platforms, ensuring accurate and attractive listings.
- Conduct Property Viewings: Schedule and conduct property viewings for prospective tenants, highlighting the features and benefits of the property.
- Tenant Sourcing: Qualify, register, and maintain a database of applicants. Screen and vet potential tenants, ensuring they meet all necessary criteria.
- Progressing Pipeline: Develop existing opportunities and maximise their forward progression
- Negotiating Tenancy Agreements: Negotiate lease terms and facilitate the signing of tenancy agreements.
- Client Liaison: Act as the main point of contact for landlords and tenants, providing updates and resolving issues as they arise.
- Market Research: Stay informed of market trends and rental prices to provide advice to both landlords and tenants.
- Property Management: Coordinate property maintenance requests, ensuring that issues are addressed in a timely manner.
- Compliance: Keep up-to-date with the latest legislation and ensure that all property and tenancy processes comply with current legal and regulatory standards.
- Administrative Duties: Maintain accurate records of all transactions, correspondence, and documentation related to the letting process.
Additional Responsibilities:
- Develop and grow market share and the Fuller Gilbert brand.
- Identify new opportunities & business.
- Assist negotiators on properties where you have the relationship with the Landlord.
- Cross sell / refer across the business.
- Create local business relationships and build Fuller Gilbert’s reputation.
- Develop and maintain a close working relationship with the sales department.
- Encouraging repeat business and recommendations by clients
Key Skills & Experience:
- Proven experience as a Property Lettings Negotiator or in a similar role in the property sector.
- Excellent communication and negotiation skills.
- Strong attention to detail and organisational skills.
- Knowledge of property legislation and rental market trends.
- Ability to manage multiple properties and priorities simultaneously.
- Proficiency in property management software and Microsoft Office Suite.
- A full UK driving license (or equivalent, if applicable).
- Ability to work well individually and as part of a team.
Qualifications:
- A relevant property qualification (e.g., ARLA or similar) is advantageous, though not essential.
- Knowledge of the local area and property market is preferred.
